Many of us love to decorate for the Holidays. It sets the mood and makes us feel special. I know I sure do. But, what happens when you are trying to sell your house during the Holidays? Should you decorate? Realtors will advise sellers to declutter and depersonalize your home when you list it for sale.

You want buyers to imagine themselves in your house. That can be difficult to do when surrounded by cute family photos or your special collection of sports memorabilia. How then can you decorate for the Holidays? Talk about extra clutter! But is it really the Holidays without decorations?

Good news. – There are ways to enjoy your Holiday decorations AND still sell your home. Here are a few key things to keep in mind to help you enjoy your traditions without putting off potential buyers.

how to pick a good realtor1.) Always take photos before you decorate. That goes for all Holidays.  You want buyers to really see the house and not be distracted by the pumpkins and witches of Halloween or the Christmas scene on the front lawn.  And, even more importantly, decorations in photos will let people know how long the house has been on the market.  It can make your house listing quickly become stale.  This brings up unnecessary questions like, “Why hasn’t this house sold yet?”

2.) Take photos early. If you think there is a chance you will be listing your home later in the year, it is a good idea to have photos taken ahead of time. That way when you do list your house, you won’t have to worry about decorations being in the photos.

3.) Less is more. This year you will want to show restraint in your decorations.  If you give the Grizwolds a run for their money, you may want to hold back this year.  Remember you still want prospective buyers to be able to picture themselves in your house.  So, decorate but do so with restraint.

4.) Take them down right away. Many revelers like to extend the Holidays for as long as possible.  This is not the time to let your decorations linger.  You want to get out and take them down right away.  By January 1st if at all possible.

As REALTORS® we understand that you still want to live your life while you are selling your home.  The trick is to maintain a balance this year.  If you do it right, you can have a memorable Holiday season AND sell your house.  Think of all the fond memories you will be building in your next home!

That is the Clearwater Montana Properties way. Contact us today to see how we can help you!
